Proposed GNPC Head Office (Design Competition in Association with Paragon Architects SA)

Remodelling of existing five-storey and 3-storey buildings for use as offices for Petroleum Commission, Accra, Ghana

The project involved the design and construction project management services to remodel and complete these buildings. The building has the following facilities; Offices, Reception, Conference rooms, Training rooms, an Elevator system, and Washrooms. Others are Fire detection, alarm &fighting systems, Ventilation and air-conditioning systems, Data &voice communication system, Water storage reservoirs, Security system including CCTV, Access roads, car parking and drainage system. The facility houses a dedicated Data centre for the Oil and Gas industry of Ghana.

Takoradi Airport Terminal Building for Tullow Ghana Ltd

The project involved construction management services. The Airport Terminal Building has the following facilities:
Arrivals area with arrivals hall, baggage arrivals pick-up area and customs/immigration desk;
Departures area with a check-in area, security desk and departures waiting for areas;
Washrooms and Storage area;
Potable and wastewater systems and pipework for the washrooms;
Fire detection, alarm and suppression systems;
Electrical installations – lights, small power outlets, switches, distribution boards, etc.
HVAC system comprising extractor fans in the washrooms and air-conditioning in other spaces;  External water, sewerage, electricity, and drainage facilities; and Security fencing.

Remodelling of an existing five-storey building into a mixed-use facility in Accra
The project comprised the remodelling of an existing five-storey building into a mixed-use facility.  Facilities in the remodelled building included spaces for offices, shops, washrooms, and a penthouse.
Others are a car parking lot, drainage system, air conditioning and ventilation systems, data and voice communication facilities, elevator and external water supply and sewerage systems.

Head Office Building for Newmont Africa in Accra. (Phase I&2)

The building serves as the Head Office Building for Newmont Africa. The project involved the design and construction project management services to remodel and complete these buildings together with full interior and ancillary external works including parking, drainage, water and sewerage facilities and landscaping. And a security system incorporating perimeter electric fencing, intruder alarms, access control systems, CCTV monitors as well as a comprehensive fire alarm and suppression system. The scope also included a provision of appropriate fixed and loose furniture as well as soft furnishing for the offices and also a new cafeteria with modern kitchen equipment and a cooking area.

Proposed 68 Unit Condo Apartments Facility in Accra
The project consists of 68 units in a gated walk-up apartment complex with well-designed sustainable infrastructure provision. A proposed biogas waste management system, extensive rainwater harvesting systems, ample recreational facilities and adequate parking with fire hydrants are some of the good points of this development.

NyamekeSuazo (Phase 1), Nkroful, W/R
The project involved the Design and Construction of 32-unit two and three-bedroom apartments for lease to Adamus Mining Company at Nkroful as staff Residences. Sited on a sloping greenfield site in Nkroful, this development has rooms with very high-level finishes and well-thought-out interior space utilization with a very contemporary design. The facility now served as the main living quarters for the management and some senior staff of Adamus Resources, A Gold mining company.

Provision of Improved Sanitation and Water Supply in Low-Income Communities of New Lakpana in the La Dade-Kotopon Municipal Area of the Greater Accra Region, Ghana.

The project forms part of the Greater Accra Metropolitan Area Sanitation and Water Project, funded through an IDA grant.  The objective of the project is to increase access to improved sanitation and improved water supply in the Greater Accra Metropolitan Area (GAMA), with an emphasis on low-income urban communities, and to strengthen the management of environmental sanitation across the GAMA.  Key features of the project include;
Provision of households and communal sanitation facilities;
Hygiene education/promotion to community residents with the aim of increasing health status and reducing preventable diseases;
Provision of community water points and household water connections; and drainage facilities

Northern Region Small Towns (NORST) Water Supply and Sanitation Projects

(NORST) Water Supply and Sanitation Project; Northern Region, Ghana

The project was part of the Government of Ghana’s (GoG) water and sanitation improvement programme. This involved the provision of safe water and improved sanitation and hygiene services to thirty (30) small towns in thirteen (13) districts in the Northern Region of Ghana. The water supply component of the project comprised the provision of Small Towns Water Supply Schemes in each town. Key features of each water scheme included:
Boreholes with a submersible pump, pipework, control room building and electro-mechanical facilities;
Overhead water reservoirs of adequate capacities; Transmission and distribution networks including pipework, valves and valve chambers, standpipes, thrust blocks, pipeline markers and private connection points; Office and toilet facilities for the managers of the water supply scheme. Operational and maintenance manuals and spare parts.

Newmont Kenyasi Mine Camp Upgrade

Kenyasi Camp Upgrade for Newmont Ghana Gold Ltd. Kenyasi, BA/R Ghana
The project involved; (a) improvement of the safety and functions of the existing permanent office accommodations and surrounding environments and (b) providing additional office space for other operational requirements of the Environmental and Social Responsibility (ESR) division of  Newmont by
demolishing existing unsafe buildings and structures;
modifying the existing permanent buildings where necessary;
constructing new buildings to replace some of the demolished ones;
improving on the ancillary infrastructure – parking, power, water, sewerage and drainage;
enhancing the general layout of the camp including improving on the landscape infrastructure

Engineering design services for mine support infrastructure

Spatial Development Plans

Preparation of Comprehensive District Spatial Development Plans for five Coastal Districts in the Western Region of Ghana; including Jomoro, Ellembelle, Nzema East Districts as well as Shama and Ahanta West Districts.

Jubilee Partners led by Tullow Oil Plc in collaboration with the five District Assemblies, respectively, initiated a project to prepare comprehensive district spatial development framework plans for the respective districts. The urgency for this intervention was necessitated by the off-shore oil find in the West Cape Three Point and the DeepwaterTano basins. The oil find had led to a rush for land in the six districts fronting the coast in anticipation of the development of oil-related enterprises. This is occurring in an environment where no spatial development framework and plans exist to manage the anticipated influx and growth.
The project involved the preparation of comprehensive district SDFs that would integrate social, economic and physical development in the form of a blueprint to guide the respective District Assemblies to promote growth and manage development over the short-to-medium term.

Resettlement Planning

Consulting services for Akyem resettlement site planning, design and engineering for Newmont Akyem Gold Project. New Abirem, Birim North District, Eastern Region

The project involved the design of a new community for about 1700 people affected by the construction of an open pit mine by Newmont Golden Ridge Ltd in the Birim North District of the Eastern Region.

The project involved extensive engagement sessions with a cross-section of the community using various stakeholder groups meetings and focus group discussions as points of information gathering and dissemination. There was also continuous engagement with the District Assembly (DA) and the Ministries, Departments and Agencies (MDAs).

Major project features included:
315 residential houses;
Institutional buildings including a school complex, churches, community centre and information centre;
Roads and drainage systems;
Electrical infrastructure;
Piped water supply;
Solid waste collection and disposal facilities
Landscaping facilities to include trees, shrubs, grassing and erosion control structures

Pre-feasibility studies for Proposed resettlement of communities impacted by Essaase (Asanko) Gold Mine Project

Community Development Projects as part of NGRL’s Social Investment Programme in New Abirem, Birim North District, Eastern Region. Ghana….involving new build as well as renovations/refurbishment of several classroom buildings, places of convenience, Police station, staff bungalows, road improvements

The project involves the construction rollout of community buildings and infrastructure projects as part of Newmont’s social responsibility for communities within its Akyem project-impacted area.
Services performed included:
Assisted the Company in the evaluation and assessment of requests for support from the Communities and District Assembly for essential social amenities and services.
Conducted technical and financial feasibility studies of new community requests in line with the Company’s Social Investment strategies and policies.
The deliverables provided by the Contractor consisted of the following:
Prepared detailed design and construction drawings
Prepared cost estimates
Prepared bid documents for procuring construction works as and if required and instructed by the Company
Obtained construction permits with the consent and approval of the Company.
(d) Related stakeholder engagement activities included
Meeting users to accurately capture brief
Conducting needs analysis
Engaging with related MDAs to see fit within medium-term plans
Meeting with a cross-section of wider community about opinions on the project and to gauge community commitment to project, etc.

Provision of Professional Services for NGRL Community Development Program
Birim North District, Eastern Region

The project broadly involved providing direction to Newmont in the use of Participatory Methods to provide support to the Project affected communities, the Traditional Leaders and the District Assembly (DA) in a synergized manner, and within the development framework of the DA, towards the development of the project impacted communities.
Spatial Dimension (SpD) assisted with the overall Design of a social (community) investment program for eventual roll out over the bigger Gold mine project life cycle. Activities involved the establishment and real test run of design, implementation and monitoring procedures for social investment programs and strategies. Under this assignment SpD also assisted Newmont to evaluate requests presented to them by impacted communities and District Assemblies for support towards development projects for infrastructure and buildings.
These projects also involved assessing existing school buildings, water and sanitation facilities, community road infrastructure, and community waste management systems amongst others and evaluating requests for support within this context.
Spatial Dimension’s support continued from evaluation, through implementation phase to monitoring and post-completion feedback and evaluation.  SpD did not only assist the District Assembly with technical support in the delivery of these projects, but also assisted with overall planning advice for development of District.
